A buyer’s agent is a Licensed Real Estate Agent acting solely on behalf of buyers and providing valuable insights, negotiation expertise and advice during the entire property buying journey.  Engaging the services of an experienced buyer’s agent ensures your best interests are safeguarded when buying a property.  Keeping in mind too, the selling agent is paid by the vendor (seller) to get the highest price possible whereas our job is to negotiate hard on your behalf to maximise your savings potential when purchasing a property.

It’s important to know that the benefits provided by a buyer’s agent may vary depending on how long they have been in the industry, how skilled as a negotiator they are and the relationships they have with the selling agents.  To ensure you receive the best assistance tailored to your needs, we suggest you do your research and engage with a reputable buyer’s agent who is both experienced and known in the area you plan on buying.  Confirm that they have a NSW Real Estate Licence (the business owner must hold a Class 1 Licence), a Corporations Licence and have insurance. When you meet, make certain they can provide and discuss case studies of past client acquisitions.  Can they add value by saving you money? Do they instill confidence in you with each conversation?  Have they been able to demonstrate their negotiation abilities?  How well do they know their market?

Yes, we will introduce you to off-market properties which are not available to the public and we can also let you know of properties that are coming to market (known as pre-market) as this can provide an advantage over other buyers. 

We don’t give any guarantees as it depends on your buying brief and the available stock at the time of your property search.  We have found properties for clients within a week although this is not the norm and it can sometimes take up to six months.  In general, again depending on stock levels, your search would usually take between six weeks to four months.

Experienced buyer’s agents possess finely honed negotiation skills which they have acquired over many years of dedication to their profession in the real estate industry. They have successfully navigated hundreds of millions of dollars in property deals whilst advancing their expertise.  We strongly advise you to exercise caution when considering buyers’ agents offering low fees, as this clearly indicates a lack of industry experience and an inability to negotiate the lowest price possible for you.  Remember, your property acquisition is likely the most substantial financial commitment you will make in your lifetime, making it imperative to have a negotiation expert by your side when buying.
